Full application 10/58558/FUL submitted for 308 flats and 1,055sm of commerical floorspace. Initially resisted by the Local Authority due to scale and mass being outside existing policy, successfully argued that a previous consent should be used as a material consideration, with LDA securing consent 16/08/2011 with zero social housing content.

 

The team structured a deal with a main contractor on the basis that the land owner would maintain land finance, the main contractor would fund construction with a second charge on title, and upon sale of units previously agreed and fixed land and construction costs would be paid with development profit split. Lowry Wharf is now successfully completed and a very popular development.
